01 / Scope of work

Maintenance defined by the equipment

The activities below may form part of the programme. Specific tasks, intervals and materials are recorded in the agreement.

01

Water supply

Inspection of accessible pipework, connections and valves for leaks and damage. Checks of sanitary fittings and taps, signs of insufficient pressure and the condition of pump assemblies covered by the maintenance agreement.

02

Sewerage and drainage

Waste connections, traps, floor drains and accessible drain lines. Investigation of slow drainage, leaks and odours. Identification of sections requiring specialist cleaning.

03

Repair and replacement

Agreement on defects to address, materials and water shutdowns. Replacement of seals, flushing mechanisms and valves included in the agreed work list. Checks for leaks and correct drainage after the work.

04

Preventive maintenance and coordination

A list of rooms, fittings and technical assemblies. Inspection frequency. Planning of work affecting washrooms, water supply and visitor access. Reporting on the sections serviced.

02 / Working process

From source information to a working plan

01

Establish the scope

Equipment, documentation, operating hours and access. A separate initial survey where necessary.

02

Agree the programme

Tasks, intervals, materials, shutdowns and responsibility boundaries.

03

Complete and document

Completed tasks, technical observations and next actions are reported to the person responsible for the facility.

What the client receives

A list of fittings and network sections serviced, completed operations and findings. Repair priorities and a schedule of subsequent inspections that accounts for the building’s operation.

Agreed separately

Complex blockages, inspection of concealed sections, opening up finishes, pipework replacement and laboratory water analysis are not automatically included. Their scope and cost are determined separately.

03 / Practical questions

Before maintenance begins

Can I select only water supply or only sewerage?

Yes, they can be selected separately in the calculator. The relevant minimum budget applies to a standalone maintenance contract. The final scope is refined according to the equipment and zones covered.

What about concealed leaks and complex blockages?

We first assess the visible signs. Inspection of concealed sections, opening up structures and the use of specialist equipment require a separate agreement.

Are air conditioning condensate drains included?

They can be included in plumbing maintenance or serviced together with the air conditioning. The scope identifies the specific lines and connection points.

ESTIMATE

First, establish the technical picture

If the system condition and scope are not yet clear, start with a survey. A basic audit, extended diagnostics and regular maintenance are separate programmes.

The calculator provides an estimate, not a fixed offer. Contract minimums and individual assessment requirements still apply.
