Heating system maintenance

Heat interface units, pump sets and heating appliances within a single schedule of planned and seasonal work. With defined maintenance boundaries and shutdown arrangements.

01 / Scope of work

Maintenance defined by the equipment

The activities below may form part of the programme. Specific tasks, intervals and materials are recorded in the agreement.

01

Inspection and preventive maintenance

Accessible pipework, valves, connections and heating appliances. Signs of leaks, corrosion and damaged insulation. Pump condition and readings from accessible instruments.

02

Seasonal preparation

A list of outstanding issues before start-up and checks on the readiness of pump sets and valves. Flushing and testing agreed separately. Checks of the parameters specified in the programme after seasonal start-up.

03

Diagnostics and reinstatement

Investigation of uneven heating, noise and insufficient circulation. Locating visible leaks. Agreed replacement of valves, connections and heating appliances.

04

Operation and reporting

Responsibility boundaries and coordination with the heat supplier. Planning for system draining, filling and shutdowns. Reporting on completed work and outstanding technical tasks.

02 / Working process

From source information to a working plan

01

Establish the scope

Equipment, documentation, operating hours and access. A separate initial survey where necessary.

02

Agree the programme

Tasks, intervals, materials, shutdowns and responsibility boundaries.

03

Complete and document

Completed tasks, technical observations and next actions are reported to the person responsible for the facility.

What the client receives

A list of inspected components, technical findings and a seasonal preparation plan. Issues requiring repair, an extended survey or the heat supplier’s involvement are identified separately.

Agreed separately

Flushing, pressure testing and repair are agreed separately. Work on gas components, burners and boiler equipment requiring specific authorisation is not automatically included in building maintenance.

03 / Practical questions

Before maintenance begins

Can you establish why radiators are cold?

We start with accessible elements: heat supply, circulation, valves and the condition of the appliances. The cause may be inside the building or in the external heat supply. The findings define the scope of further work.

Is gas boiler maintenance included?

This service primarily covers water-based heating systems. Work on a specific boiler, its gas components and burner is defined separately after reviewing the equipment and site conditions.

When should seasonal preparation be arranged?

Before the planned start-up, allowing time to inspect equipment, identify required materials and agree shutdowns. Timing depends on the system’s condition, access and the work identified.

ESTIMATE

First, establish the technical picture

If the system condition and scope are not yet clear, start with a survey. A basic audit, extended diagnostics and regular maintenance are separate programmes.

The calculator provides an estimate, not a fixed offer. Contract minimums and individual assessment requirements still apply.
