01 / Scope of work

Maintenance defined by the equipment

The activities below may form part of the programme. Specific tasks, intervals and materials are recorded in the agreement.

01

Routine maintenance

Inspection of units, fixings and accessible connections. Servicing of filters, heat exchangers and condensate drains according to their condition and equipment requirements. Checks of operating parameters specified in the maintenance programme.

02

Diagnostics

Investigation of insufficient cooling, noise, uneven temperatures and shutdowns. Controller faults, accessible sensors, signs of leaks and circulation problems are assessed in relation to the specific model.

03

Repairs and reinstatement

A defect list and agreement on spare parts, materials and necessary shutdowns. Replacement of agreed components, restoration of condensate drainage and a test run after the work is completed.

04

Maintenance coordination

A list of equipment covered, a schedule and arrangements for access to rooms or the roof. Reports on completed operations, findings and work requiring a separate decision.

02 / Working process

From source information to a working plan

01

Establish the scope

Equipment, documentation, operating hours and access. A separate initial survey where necessary.

02

Agree the programme

Tasks, intervals, materials, shutdowns and responsibility boundaries.

03

Complete and document

Completed tasks, technical observations and next actions are reported to the person responsible for the facility.

What the client receives

A list of equipment serviced, completed operations, identified issues and repair priorities. The client retains a documented record of the system’s condition.

Agreed separately

Repairs, replacement components, refrigerant and additional materials are not automatically included in the monthly budget. The scope depends on equipment models, condition and access arrangements.

03 / Practical questions

Before maintenance begins

Can you maintain equipment from different manufacturers?

Yes. We confirm the makes, models and available documentation before work begins. Operations, limitations and the availability of necessary spare parts are agreed for the specific equipment.

Is floor area enough to determine an exact price?

Floor area provides a preliminary budget guide. The final cost also depends on the number, type and condition of the units. Equipment-intensive facilities need a tailored programme.

Will the building need to stop operating?

This depends on the selected operations. Some work can be organised zone by zone, while certain checks and repairs require the system to be shut down. Access and shutdowns are agreed in advance.

ESTIMATE

First, establish the technical picture

If the system condition and scope are not yet clear, start with a survey. A basic audit, extended diagnostics and regular maintenance are separate programmes.

The calculator provides an estimate, not a fixed offer. Contract minimums and individual assessment requirements still apply.

Discuss the scope of work
